The method
How I sell a Grand County home
The Ready-Now Listing System: how Rebecca Smyth prices, prepares, markets and launches homes across Grand County, Colorado, from cabins to lakefront luxury.
The short version
A lot of homes here get a sign in the yard, a spot on the MLS, and a wait. That works when buyers are lined up. With more homes for sale across Grand County than a year ago, waiting is a strategy that costs sellers time and money.
I do it differently. I call it the Ready-Now Listing System: every home gets treated like luxury real estate, whether it's a cabin in Hot Sulphur Springs or a lake house in Grand Lake. It runs in four steps.
- Equity: a price built on real local data, including what your home could sell for after a few fixes.
- Presentation: the home prepped, staged, cleaned and photographed so buyers fall for it online.
- Impact: your home in front of buyers on two MLSs, a 150+ agent network, eXp Luxury's worldwide reach and every social channel I use.
- Campaign: a planned launch, then weekly updates and a clear plan until it closes.
I grew up here, and I'm raising my son here. Selling homes in Grand County is how I share the place I love with the next people who'll love it too.
Equity: a price built on what buyers will actually pay
Pricing a mountain home is part math, part local knowledge. A national website can't tell the difference between a cabin on a well and septic up a dirt road and a newer build in town. I can, because I walk through every home in person before I give you a number.
Here's what goes into your price:
- Recent sales pulled from the MLS, compared to your home feature by feature.
- Your competition right now: the homes for sale today that buyers will tour alongside yours.
- Mountain-specific factors: wells, septic, road access and short-term rental rules, which can move a price more than a bedroom count.
- How the market is moving: how long similar homes are sitting and how far under asking they're selling.
Then I go one step further. My market analysis lets me plug in the cost of fixes inside your home, so you can see what it could sell for once they're done. Sometimes a weekend of touch-ups pays for itself many times over. Sometimes it doesn't, and I'll tell you that too.
Finally, we choose a strategy together: priced to sell quickly, or priced to test the market. Either way, you'll know why the number is the number. See what your home could be worth with a free home value.
How I sell a Grand County home
Presentation: ready to move in the day it goes live
Buyers decide whether to visit from their phone. The first photo is the first showing, so your home has to be ready before anyone sees it.
That's the heart of the Ready-Now system. Before photos, I:
- Give you a prep list of fixes and touch-ups worth doing.
- Stage the home myself, so it feels lived-in and easy to picture yourself in.
- Clean it myself, top to bottom.
Then it gets the full media treatment:
- Photos: a professional photographer for homes over $1 million. I photograph the others myself, with the same care.
- Drone and aerial shots, because the land, the trees and the view are often what buyers are really buying here.
- A video walkthrough and reels made for social media.
- A 3D tour and a floor plan, so out-of-town buyers can walk through from anywhere.
- A listing description written around the lifestyle: the lake down the road, the trails out the back door, the ski runs close by.
And the care doesn't stop on listing day. I dust and keep the home clean the whole time it's on the market, so the tenth buyer walks into the same home the first one did.
Impact: in front of every real buyer, not only the ones driving by
This is where most listings stop short. Here's where yours goes:
- Both local MLSs. I'm a member of both the Grand County MLS (FlexMLS) and REcolorado, the Denver-area MLS, so your home reaches local agents and Front Range buyers' agents alike. From there it feeds Zillow, Realtor.com and the other big home-search sites.
- A 150+ agent network. I'm part of Purple Mountain Group, which is part of the Super Agents Collaborative, more than 150 agents. Your home gets shared with all of them.
- eXp Luxury. eXp's luxury program advertises listings worldwide, including The Wall Street Journal, and adds a virtual tour and a listing activity report.
- eXp Exclusives. Your home can also be shown to buyers working with eXp agents across the US and Canada.
- Paid Realtor.com ads that put your home in front of buyers searching the area.
- Facebook, Instagram and Facebook Marketplace. Posts, reels and a Marketplace listing.
- The people I know. Your home goes to my past clients, my sphere and my email list. Some of the best buyers aren't searching yet.
- A single-property website for your home, plus print flyers and a brochure.
- A property booklet left in the home with my buyer guide, seller guide and feedback forms, so every visitor leaves with something in hand.
Not ready to go public? I also promote homes as "coming soon" or off-market to my network first. I've sold a home off-market before it ever hit the MLS.
Campaign: a planned launch, then a plan until closing
You don't just list a home. You launch it. The first week on the market gets the most attention a home will ever get, so it's planned ahead of time.
- Coming soon first, to build interest before the home goes active.
- A launch timed on purpose, for example going live on a Thursday so it's fresh for weekend showings.
- An open house the first weekend.
- Video reels and a big social media push every week it's on the market.
Once it's live, you'll never wonder what's happening:
- Feedback from every showing, collected from buyers' agents through ShowingTime.
- Updates about every week, with that feedback and the eXp listing activity report.
- A price and strategy check-in if the activity isn't where it should be, for example at two to three weeks.
When offers come in, I handle the negotiation and stay with you through inspections, appraisal and closing. Ready to talk about your home? Get in touch, or start with your free home value.

Frequently Asked Questions
How do you price a mountain home in Grand County?
I walk through the home in person, compare it to recent sales and to the homes buyers will see next to it, and adjust for things like wells, septic, road access and short-term rental rules. My analysis also shows what the home could sell for after a few fixes.
Do you use a professional photographer?
Yes, for homes over $1 million. For other homes I take the photos myself, after I've staged and cleaned the home. Every listing also gets drone shots, video, a 3D tour and a floor plan.
How will I know how my listing is doing?
You'll get an update about every week with showing feedback from buyers' agents and the eXp listing activity report. If activity is slow, we sit down and look at price and strategy, for example at two to three weeks.
