Buying a home in Grand County

Find the Grand County home that fits how you want to live, with a local who tells you the truth about every house.

Pick the town before you pick the house

Grand County is three lakes, two ski areas, four golf courses and the west side of Rocky Mountain National Park, spread across towns that feel nothing alike. Winter Park sits at the big resort. Grand Lake sits on the water at the edge of the park. Granby is the year-round crossroads. Kremmling is ranch country. The right house in the wrong town is still the wrong house.

That is why the first thing we talk about is how you want to live here: full time, on weekends, a few months a year, or as a rental. That answer narrows the map fast.

What makes buying up here different

  • Wells and septic. Many homes outside town have their own systems, and they need testing before you close.
  • Roads and winter. Some homes sit on private, steep or dirt roads. Who plows, and how fast, matters in February.
  • Short-term rental rules. They depend on the town, the county and any HOA, and they change. I check them for the exact address.
  • Cash competition. Many buyers here pay cash. A financed offer has to be clean and well written to compete.
  • Empty homes. Many homes are second homes that sat unused for weeks. Heat, plumbing, roofs and decks deserve a close look.

How I help you buy

I grew up in Grand County, spent two years as a transaction coordinator before getting licensed, and I'm raising my son here. Buying with me looks like this:

  • We sign an Exclusive Right-to-Buy agreement at our first meeting, before showings, so you know exactly how we'll work together.
  • You get a pre-approval letter or proof of funds first. I can connect you with trusted local lenders.
  • MLS alerts send new listings to you the moment they hit, and I watch eXp Exclusives and my own network for homes before they're everywhere.
  • I give you an honest read on every home. Does it check off 85% of your list? If not, we keep looking.
  • I run a market analysis on any home you're serious about.
  • Your inspection window is usually 7 to 14 days after both sides sign. I go with you and bring my own moisture meter and flashlight.
  • Earnest money is usually $5,000 to $10,000, held by the title company, and my buyers usually close at Title Company of the Rockies.

Frequently Asked Questions

Which Grand County town is right for me?

It depends on how you'll use the home. Winter Park and Fraser put you near the big resort, Grand Lake is on the water by the national park, Granby is the year-round center of the county, and Kremmling and Parshall are ranch country.

Do I need to sign anything before we look at homes?

Yes. We sign an Exclusive Right-to-Buy agreement at our first meeting, before showings, so expectations are clear on both sides.

Can I buy in Grand County if I live out of state?

Yes. I do video tours, send listings the moment they hit, and handle the inspection and local details in person.
