Buying a home in Granby
Buying in Granby, Colorado: in-town homes, newer builds, luxury neighborhoods and acreage, with a Realtor® who lives in Granby and grew up in the county.
Granby is where Grand County's roads meet
Granby sits where US-40 and US-34 come together, which makes it the crossroads of the county. Grand Lake and the west entrance to Rocky Mountain National Park are north, Winter Park Resort is about 30 minutes south, and Lake Granby, Granby Ranch's ski area and two golf neighborhoods are minutes away. Denver is about 2 hours over Berthoud Pass.
It's also a real year-round town, with more full-time residents than the resort towns and the shops and services that come with that. I live here, so I can tell you what a Tuesday in February in Granby actually looks like.

What to know before you buy in Granby
- Town or county? Homes in town usually have town water and sewer. Homes outside town are often on wells and septic, which need their own testing. I can connect you with local well and septic testers.
- Rentals nearby. Granby is one of the county's busiest short-term rental areas. That's useful if you plan to rent, and good to know if you plan to live here full time.
- Schools. Granby is home to the East Grand School District's Granby Elementary, East Grand Middle School and Middle Park High School.
- Winter roads. Some homes outside town sit on private or steep roads. I'll ask who plows before you fall in love.
How I help you buy in Granby
I'm a Grand County native and I'm raising my son in Granby. I'll send you new listings the moment they hit, watch eXp Exclusives and my own network for homes before they're everywhere, and run a market analysis on any home you're serious about. I'll give you an honest take on every house and go to the inspection with my own moisture meter and flashlight.
Financing with FHA? I've closed FHA-financed sales in a county where most buyers pay cash. See FHA and first-time buyers in Granby. The full plan is on how I help you buy.
Granby or Winter Park?
