Five rental hot spots, different seasons

Grand County's busiest short-term rental areas are Winter Park, Fraser, Granby, Granby Ranch and Grand Lake. They don't earn the same way. Winter Park and Fraser lean on the big resort and summer biking. Granby Ranch has its own ski area and golf. Granby sits in the middle of everything. Grand Lake is strongest in summer, with the lake and Rocky Mountain National Park.

Numbers before feelings

A rental is a business, so I treat the purchase like one. Before you write an offer, I:

Ask for the property's actual rental history
Run the address through AirDNA to create a rental report
Check the current short-term rental rules for that exact address, including any HOA
Run a market analysis on the home itself, so the purchase price makes sense on its own

None of that guarantees future income. It replaces a guess with real information.

Rules change, so check every time

Short-term rental rules in Grand County depend on whether a home is in a town, in the county, or in an HOA, and they can change. A home that was rented last year isn't automatically allowed next year. I never assume. I check for the address you're considering.

The house still matters

Rentals take hard use and mountain winters add to it. I go to every inspection with my own moisture meter and flashlight, and I look closely at heat, roofs, decks, wells and septic. I'll also give you an honest read on what guests in that town look for: distance to the lifts or the lake, parking, a hot tub, room for groups and gear.
