Most buyers in Grand County pay cash. That makes an FHA buyer stand out, and not always in a good way, because some sellers and listing agents aren't used to FHA. What's different about FHA here
- The home has to qualify. FHA appraisals look at the home's condition as well as its value. I'll flag homes likely to struggle before you pay for an inspection.
- Not every condo works. Some complexes can't be bought with FHA financing. I check first.
- Mountain systems. Wells, septic and road access can all come up in a financed purchase. I explain each one in plain words.
- A clean offer. A solid pre-approval and a clear timeline help a seller choose you. I can connect you with trusted local lenders.
First home, first questions
Nothing about buying your first home should be a mystery. We'll start with your pre-approval, sign an Exclusive Right-to-Buy agreement so you know how we'll work together, and then tour. Earnest money is usually $5,000 to $10,000, held by the title company. Your inspection window is usually 7 to 14 days after both sides sign, and I go with you. My buyers usually close at Title Company of the Rockies.
