A Grand County native who sells the place she loves
I'm Rebecca Smyth, a Realtor® with eXp Realty and a member of Purple Mountain Group. I've lived in Grand County for more than 30 years, and I'm raising my son in Granby. Real estate is how I share this place with people who are about to fall for it too. For me, it's the lifestyle first and the property second.
Grand County is three lakes, two ski areas, four golf courses and the west side of Rocky Mountain National Park. I help people buy and sell everything in it: mountain homes, cabins, second homes, vacation rentals, land and luxury properties, from Winter Park and Fraser to Grand Lake, Granby and Kremmling.

Whether it's a cabin or a lake house, I prepare every listing to a move-in-today standard before a buyer sees it. I call it the Ready-Now Listing System. I price it on real sales after walking through it in person, stage it and clean it myself, and keep it that way the whole time it's listed.

Buying: an honest local on your side
Buying in the mountains comes with questions you won't find on Zillow: wells, septic, road access, winter, and short-term rental rules that change from one address to the next. - Granby: the year-round center of the county, with luxury neighborhoods at Granby Ranch and Grand Elk.
- Grand Lake: Colorado's largest natural lake, at the edge of the national park.
- Hot Sulphur Springs, Parshall and Kremmling: river and ranch country, with the county's most affordable prices.
